How to choose an online property valuation tool?

Not all valuation tools are equal. Before trusting a figure, check these four points.

  • The data used

A tool based on sales actually signed is more reliable than one that only looks at asking prices in listings, which are often inflated.

  • A range rather than a single figure

An honest valuation gives a range and explains what makes it vary: condition, floor, view, renovation work.

  • The business model

If the valuation mainly serves to put you in touch with a broker, it may be inflated to win the mandate.

  • The option to refine

An algorithm can’t see your property. Being able to talk to a local expert to refine the result often makes the difference.

Valuation methods

How is a property valued in Switzerland?

Every valuation relies on a method. Knowing them helps you understand where a figure comes from, and when you need to go further.

  • Online valuation

    Hedonic method

A statistical model compares your property with thousands of transactions, taking each feature into account: location, floor area, floor, view, year of construction, condition.

    Strengths
Free, instant and objective. It is the method banks use to value a property before granting a mortgage.
    Limits
It doesn’t see the property: a recent renovation, an exceptional view or work to be done escapes it.
    Best for
Getting a first idea of the price, in two minutes.
  • Sales nearby

    Comparative method

It starts from recent sales of similar properties in the same area, then adjusts for the differences: floor area, condition, floor, outdoor space.

    Strengths
As close as possible to the real market, especially when there are many recent reference sales.
    Limits
Less reliable for unusual properties or in municipalities with few sales.
    Best for
Setting a sale price or assessing a listing before making an offer.
  • With a visit

    On-site appraisal

An agent or expert visits the property, records its actual condition and combines several methods in a detailed report.

    Strengths
The most accurate: it captures everything an algorithm can’t see.
    Limits
Requires an appointment. A certified appraisal by an independent expert is paid.
    Best for
Putting a property on the market, or getting a figure that holds up (inheritance, divorce, dispute).
  • Rented properties

    Income value

The value is calculated from the rents the property generates, divided by a capitalisation rate reflecting risk and location.

    Strengths
The benchmark for investors: it measures what the property actually earns.
    Limits
Not well suited to a home you live in yourself.
    Best for
    Investment buildings and rented apartments.
  • Land + building

    Intrinsic value

It adds up the value of the land and the cost of rebuilding the building, minus its wear over time.

    Strengths
Useful when there are no comparable sales: architect-designed villa, rural property, one-of-a-kind building.
    Limits
It doesn’t say what a buyer is willing to pay: the market can be well above or below.
    Best for
Unusual properties, building insurance, complementing an appraisal.
  • Try the online valuation

A price range for your property in two minutes, free and with no commitment.

Valuing in your situation

A valuation, what for?

The right level of detail depends on what you will do with your valuation. Here is what matters in your situation.

Separation
Your situation

You are separating and the shared home has to be sold to settle accounts.

What worries you
  • Disagreeing on the price
  • A sale that drags on and prolongs tensions
Our advice
  1. An online valuation gives you a quick, neutral first figure.
  2. To agree on a price between ex-partners, add a professional’s written opinion.
  3. Use the same method for both parties so the figures are comparable.
