The right benchmarks for your project
First purchase, a bigger home or an investment: prices per m² are not read the same way.

You are renting and preparing your first property purchase in Switzerland.
- Overpaying for lack of benchmarks
- The gap between the asking price and the bank’s valuation
- Compare the asking price with the local price per m² before making an offer.
- In Switzerland, banks usually require at least 20% equity, part of it outside the 2nd pillar.
- Also budget for purchase costs (notary, land register, transfer tax depending on the canton).
What drives the price per m²?
Location
Proximity to a city centre, transport, schools and a lake: it is by far the main price factor.
Type of property
Apartments generally sell for more per m² than houses, whose floor area and land dilute the price.
Floor area and number of rooms
Small units often have a higher price per m², as some costs (kitchen, bathroom) don’t scale with size.
Condition and energy
A renovated, well-insulated, well-heated property sells for more than one that needs major work.
Where do these figures come from?
Prices are calculated from real estate listings published in Switzerland and aggregated by canton, municipality and postcode. They are median prices: half of the properties are more expensive, half are cheaper. For the value of your property, only a valuation that takes its features into account is reliable.
