The steps to sell your property

From the first valuation to the day the money reaches your account.

  • 1. A realistic valuation

Overpricing is the main reason a property stays online for months. Have your home valued against recent sales nearby.

  • 2. Your mortgage

If you sell before the end of your fixed rate, the bank usually charges an early repayment penalty. Ask for the amount before you set your price.

  • 3. Choosing the agency and the mandate

Compare the total cost in francs, ask who will handle your file day to day and read the mandate: duration, exclusivity, withdrawal fees.

  • 4. The documents

Land register extract, plans, living area and, for a flat, the condominium regulations and recent meeting minutes. Buyers’ banks ask for them.

  • 5. Viewings and offers

Before accepting an offer, ask for proof of financing, usually a confirmation from the buyer’s bank.

  • 6. The deed at the notary

In Switzerland, a property sale is only valid if signed as a public deed before a notary. It is then entered in the land register.

What a sale costs

Most agencies charge a percentage of the sale price, usually between 2 and 4%. Neho charges a flat fee, known in advance and independent of the price.

On top of this come the property gains tax, calculated by the canton on your profit, and any penalty from your bank. Notary and land register fees are usually paid by the buyer, depending on the canton and the contract.

Selling in your situation

Every sale has its story, yours too

Separation, inheritance, retirement, moving abroad or a new project: the questions are not the same. Choose your situation.

Separation
Your situation

You are separating and the shared home has to be sold to settle accounts.

What worries you
  • Disagreeing on the price
  • A sale that drags on and prolongs tensions
Our advice
  1. Start from a documented valuation you can both share: the price becomes a fact, not a dispute.
  2. Appoint a single contact for the sale who informs both parties in the same way.
  3. Agree from the start on the minimum acceptable price and the timeline.
